Where to Live in Surrey


There are six 'town centres' (communities) comprising the City of Surrey:

Whalley/City Centre (pop 95,433), is the city and commercial centre of Surrey and is the most densely populated of all the town centres. Whalley is a popular neighbourhood in North Surrey. A portion of the Whalley area close to Guildford is officially zoned as Surrey City Centre, and designated to be developed as Surrey's metropolitan downtown area. Surrey City Centre surrounds the King George Highway from 140th Street to 132nd Street, and 112th Avenue to 93rd Avenue, north to south. It is the only town centre in Surrey to be serviced by the SkyTrain (Scott Road, Gateway, Surrey Central and King George stations) and is home to the SFU Surrey campus within the Central City Shopping Centre.

Guildford (pop 59,542) occupies the northern corner of Surrey bordering the Fraser River, its western border extends to 144th Street; the east adjoining the city of Langley at 196th Street, to the south bordering Fleetwood extending to 96th Avenue and Cloverdale at 84th Avenues. Guildford Town Centre Mall, Invergarry Park and the Guildford Recreation Centre are featured places in this area.

Newton (pop 120,714) is located directly below Whalley and Fleetwood, the borders are 120th Street to the west; Colebrook Road to the south, and 152nd Street to the east. The northern boundary varies between 80th and 88th Avenues. Newton has the most ethnically diverse population of Surrey. This area is the location for the Kwantlen Polytechnic University campus.

Cloverdale (pop 45,000+) is located near Langley (east of Vancouver)and is the historic center of. Main arteries are Highway 10 and 64th Avenue going east-west and 168th, 176th and 192nd streets going north-south. Fleetwood (pop 50,284) is directly south of Guildford. Fleetwood is one of North Surrey's quickly developing neighbourhoods. The Fraser Highway runs through Fleetwood making it ideal for commuters. Fleetwood is ideal for post-secondary students.

South Surrey (pop 53,980) borders on the city of White Rock. South Surrey is home to the neighbourhoods of Crescent Beach, Crescent Heights, Elgin, Chantrell Creek, Grandview Heights, Hazelmere, Johnson Heights, Morgan Creek, Ocean Park, Semiahmoo and Sunnyside.
